Property transfer tax, notary fees, land registry charges and any legal services are not covered by this fee; they are borne by the client as the law and the contract provide.

Pursuant to Article 28 of the Law on Brokerage in the Sale and Lease of Real Estate (Official Gazette of the Republic of Serbia, no. 95/2013), the real estate agency ĐINA'S DOO Novi Sad sets out these general terms of business, which govern the relationship between the broker and the client, whether a natural or a legal person.
By signing a brokerage agreement the client confirms that they have read and accept these terms.
Brokerage is carried out under a written agreement for brokering the sale or lease of real estate, concluded between the client and the broker.
The buyer or tenant owes the brokerage fee to the broker who first enabled them to view the property, or who first introduced them to it.
A client who has already viewed the property alone or through another broker must tell the broker so before the viewing. Otherwise the property is deemed to have been viewed for the first time through the ĐINA'S agency.
By an exclusivity clause the client may undertake not to sell the property themselves nor to engage another broker for the agreed period.
A client who concludes the transaction through another broker or on their own while the clause is in force owes the broker the agreed brokerage fee by way of damages.
The broker may invoice the client for services rendered in accordance with the brokerage agreement, these terms and the current fee schedule.
Personal data is processed solely to perform the agreement and is not disclosed to third parties, except where that is necessary to complete the transaction or required by law.
The parties will try to settle disputes amicably. Failing that, the competent court in Novi Sad has jurisdiction.
